Inspection Checklist

The following list is not exhaustive, but covers the main areas we check for you when considering a property; each property is unique and checks on an apartment in a modern condominium will be different to those on a farmhouse with land.

Ownership
We confirm the seller is the rightfull and only owner.

Debts on the property
Free of mortgages, loans, etc.
All due payments are paid; ICI (Council Tax), utilities, etc.

Rights to the property
We confirm no third parties have rights to the property or lands.

Legality
We check that the property has had all necessary permissions with regard to construction, alterations, compliance with local planning restraints, etc.

Structural overview
Using our technical and local knowledge, we make a preliminary report on the property.

Property details
We confirm boundaries, access, architectural plans, deeds, relevant commune rules, zoning, ICI classification, whether it is a listed building, with any convenants, confirm status of habitalita, existing utilities and possible upgrades, etc. We also check what is the maximum potential for adding to the existing buildings, searching for buildings that previously existed and confirming with local councils what their restrictions are.

Authority
Consult local and regional plans to make sure there are no possible ‘hidden’ surprises; (e.g. new roads in your garden!) such as the piano regolatore generale (the master zoning plan).

Practicalities
We consider the everyday necessities; parking, distance to shops, airport, doctors, tourist destinations, etc.

Other
Any considerations specific to the property, designation of land, historic building planning restrictions, etc.
