Sicily Property Co are not registered estate agents, we are an English registered company based in Sicily that are local real estate consultants; we proactively search for properties that we feel would be suitable for our clients, but we mainly liase with local estate agents and when we find suitable properties that they have, we work for the foreign buyers to assist them in getting the best possible deal and minimise the possiblity of any nasty surprises! Post sale we can assist with any necessary services whether that is project management on renovations, letting management, etc. Claudio is a Geometra, who are exactly the people that estate agents use for virtually all their technical services - so the expert in this case is not the estate agent, but the geometra. Therefore we believe we have the skills and contacts necessary for your property purchase in Sicily.

We provide an extra service to bridge the gap between UK and Italy, which our clients have so far found essential due to the difficulties of living in a country different to the one you are buying in, unfamiliarity with local customs and inability to speak the language fluently in a situation where communication is vital and lack of it can lead to disaster.

By law all estate agents in Italy can charge both the buyer and seller a minimum of 3%. For this you will not necessarily get any additional assistance and communication could be difficult as even if you speak Italian well enough for business transactions it could be useful to be able to speak Sicilian as well, which certainly the vendor might be more comfortable with.

We do not charge you any additional fees above and beyond what you would pay if you dealt directly with a local estate agent, perhaps even less in some cases. We also aim to be cost effective for you as we will be able to represent you and work in your best interests.

Firstly, we help you find the property. A through search of the market is difficult from a distance or even during a vacation in the area.

We insist on making sure your brief is achievable. Unlike many other UK/Italian operations, we have no interest in dragging you out to Sicily only for you to be disappointed!

After we have defined a list of requirements and a budget that is feasible in the areas you are searching in, we check for private sales, classified ads, developer sites and liaise with our network of estate agents and contacts.

Always remember: if an agent or Italian/UK consultant tells you, that you don't have to pay them anything, you are - you just don't know how much! Their fee is "hidden" in the total purchase price, and you have no way of knowing what the mark-up is. We prefer to tell you upfront how much our services cost, and keep them separate from the purchase price. That way you know where your money is going.

Then, once we've found you your property, run background searches on the property, organize surveys (if necessary), translate the preliminary agreement, get your codice fiscale (Italian taxpayer code), help you open a bank account here, advise on foreign currency transfers, assist with arranging a mortgage if necessary, instruct the notary, translate the final deeds in cooperation with the notary, accompany you to the final signing, we help you set up utility contracts.
