Types of Property

There are all types of property in Sicily:

  • One bed apartments, studios in 17th Century baroque palaces.

  • Two room farmers huts, to three swimming pool villas.

  • Medieval houses in hilltop towns.

  • New build seafront homes.

  • Apartments by the beach.

  • Masseria (Large farm houses).

  • Caselli (Small houses) in orange and lemon groves.

  • Mountain Borgo’s (Hamlets) abandoned as the population migrated to the cities.

  • Castles, a legacy of Sicily’s feudal past.

  • Island retreats, where the only road goes to the ferry.

  • Former wine warehouses in the marsala region.

Properties vary with the area, properties near the mighty Etna can feature much hand cut lava stone with paving shining like glass after decades of use. White dry stone walls are noticable in the Iblei mountains. Some hilltowns are alpine in appearence with solid walls and steeper roofs for shedding snow. The valle di Noto features many buildings with ornate carvings in the honey shaded stone which look golden in the setting sun.
The flaura and fauna also indicate the many faces of Sicily, with palm trees underlining the climate and carob trees in the zone around Ragusa. Whereas in the mountain areas the forests are full of many species normally found much further north.

We can help whether you are looking for a turnkey solution where you move in with nothing else to do, or alternatively whether you wish for the challenge of a major renovation project with the advantage of allowing you to purchase now and do work in your own time.

The type of property you are looking for should reflect your circumstances. Some considerations could be:
Do you have a young family or yourself have concerns that may mean you need facilities readily available.
Do you see an opportunity to either run a business here or distance-work with your existing career?
Are you looking for an occasional holiday home that needs to be easily accessible, to maximise time spent relaxing not travelling.
Are you looking for somewhere to use for yourself, friends and family that can accommodate many and is easy to find?
Are you looking for somewhere to use as a holiday home but that could become a permanent retirement home in the future?

The low prices of country property reflect the fact that demand for country accommodation is limited. Sicilians (even those working in the countryside) mainly choose to live in towns due to their familial closeness and desire for social contact. They also mostly wish to live in new property, mainly apartments, and do not feel the need for their own space; villas (detached houses) are comparitively rare.

The Sicilians and Italians generally tend to buy new homes. If you are interested in a new build, then we can help with this. New legislation has recently been implemented in Sicily giving more legal protection and financial guarantees to people buying ‘off’ plan.

Most apartment complexes here are condominiums, this means you part own and financially contribute to shared fcilities. This has the benefit of minimising need for input and you can lock and leave without concerns for security.
